Buying Property in Washington Wine Country

Buying a home is both an emotional and a business decision. While there is little we can do to help with the emotional process other than to provide you with as many and as broad a cross section of homes available meeting your criteria, I can help with the business decision. We all have a strong desire to feel like we got a “good deal,” have done our due diligence and were knowledgeable about the market, the neighborhood or community and other homes available in the area.

It is these concerns that we can help you with and in fact they’re one of the reasons we created this website. We can help educate you and help you get comfortable with your purchase decision. Typically, fees for the buyer’s agent are built into the selling price, so there is no cost to you other than your time and effort.

The buying process starts with an assessment of your own wants, needs and personal preferences. Defining what is important to you, and then matching that with what you can afford. An early trip to a lender will often help to define your financing options, and help you understand the two most important issues in today’s financing climate, down payment and monthly payments. This will give you a good indication of the value of home you can afford, and often, will get you pre-approved for a certain lending amount.

With each of my buyers, we use a Home Buying Journey Book to help organize and inform our clients. This book is a three ring binder with a wealth of information about home searching, contacts, financing and the purchase and sale forms and addendums utilized in completing your purchase as well as the Law of Real Estate Agency. Additionally, as we progress through the home search, the binder can be used to store information on the homes viewed, the market, the community and/or school information, and information concerning financing.

Once you are comfortable with the current market for homes and the area in which you are interested in buying, we would then do a couple of two things. Prepare an objective comparison of the homes you are interested in, listing their attributes, and features, in a side by side comparison for the business side of your decision and/or prepare a search or searches that will immediately notify you of homes which meet your criteria as they are placed on the market. At this point, the emotional or personal preferences, portion of your decision take over, leading to your purchase decision.

When you have decided to make an offer on a home, we can assist you through the negotiating, counter offers, inspections, contingencies, insurance, title and legal procedures. In today’s world, the amount of paperwork and procedures required to purchase a home is truly staggering. Once we reach an agreement with the seller, we will continue our work through obtaining of your financing, completing inspections, assuring the final condition of the home and the closing process.

After you buy, we will be available to help provide resources for moving your family and connecting to services in the Yakima Valley. Finally, we mail an announcement to your friends and family about your new home which can also be used a house warming party invitation.
